Can you hold a place before I apply?
Yes, our property manager can collect a $500 hold fee to secure the apartment before you apply. -
Do I pay first month’s rent and last month’s rent with my security deposit?
We require first months rent plus security deposit. -
How old do you have to be to apply?
All residents need to be at least 18 years old to apply. -
Is the deposit refundable?
Yes, your deposit is refundable. -
Who needs a cosigner?
Residents who do not pass credit screening and income standards will need to add a co-signer. -
You have a property I want to rent. How do I apply?
All of our listings are online, you can apply directly through the listing or reach out to any of our property managers to receive an application. -
How do I pay rent?
You can pay online through our resident portal at www.guidepm.com -
I want to get a pet. What do I do?
Almost all of our properties are pet friendly. Reach out to your property manager to fill out the pet addendum. -
I want to move out, but my roommate wants to stay. What do I do?
Our property manager will coordinate the paperwork for roommate change. -
My lease expiration is coming and I want to move out. What do I do?
Notify your property manager in writing with the proper 20 or 60 day notice. -
Who is responsible for paying for repairs & maintenance requests?
The landlord is responsible for paying maintenance and repair expenses. If the tenant is at fault for the repair, we would ask for a maintenance reimbursement from the resident.
